Florida condo & HOA records

Look up any Florida HOA. See who runs it, and what the state has on file.

Every condo and homeowners association in Florida, 30,879 of them, assembled from public records. For 4,892 we name every current director, verified against the Division of Corporations in July 2026. Where the state publishes nothing, we leave it blank and tell you what is missing.

The Health Score turns on when the numbers do. The formula is already published, before there is a single score to defend.

01

The board, by name, as of this month

For 4,892 associations we list every current officer and director, joined to the Florida Division of Corporations record and verified in July 2026. 21,303 people. Not a decade-old roster. The people who vote on your assessments, by name, with the date we checked.

02

Who is behind with the state

Florida's DBPR flags 1,934 of the 16,364 condominium associations we publish as delinquent on their filings. We show you which ones, quoting the state's own status and the date we pulled it. It is a filing status, not a verdict on an association's finances, and we say so on every page.

03

Where the record goes quiet, we say so

Florida does not publish reserve balances, budgets, or dues in bulk. So we do not have them, and we do not invent them. Every page shows what we checked, what we found, what we could not see, and the date we looked. Most associations are unrated today, and we would rather show you a blank than a number we made up.

What the record shows today

The ledger

21,303 directors named across 4,892 associations, each checked against the Division of Corporations in July 2026. Alongside them, 16,364 condominium associations from the state registry, with unit counts and declaration dates. Both are below, alternating.

How HOAViz works
01

We assemble the public record

Florida's condominium registry, the state's homeowners association registry, and the Division of Corporations nonprofit file, joined per association. Every field carries its source and the date we pulled it.

02

We show the gaps instead of a guess

The Health Score stays unrated until its inputs exist. Reserves and budgets are not in Florida's bulk data, so today almost every association is unrated. We published the formula in full before we had a single score to defend.

03

Errors get corrected in public

Anyone can flag a mistake at corrections@hoaviz.com. We fix sourced errors for free, and the correction gets published with the date it was made.

On the board, or managing one?

Your association already has a page here, built from state records, whether anyone asks for it or not. We cannot delete it, because it is the public record. You can read what we published, tell us what is wrong, and have the correction sit on the page with the date we made it.
