How the Health Score works
The Health Score is a single 0-100 number that summarizes an association's financial health. It is built only from facts we can source, and every input is shown on the association's page so you can check our work.
What goes into it
How fully funded the association's reserves are against their target. Underfunded reserves are the #1 predictor of a future special assessment.
Active lawsuits involving the association, from public court dockets. Construction-defect and owner disputes signal risk.
Frequency of special assessments over the last five years. Repeated assessments indicate chronic underfunding.
Monthly dues compared to similar associations. Far above peers can mean catch-up spending; far below can mean deferred maintenance.
For Florida condos 3+ stories, whether the required Structural Integrity Reserve Study is filed, pending, or overdue.
Handling missing data
Not every association discloses everything. When an input is missing, we exclude it and re-weight the rest, then show a confidencelevel reflecting how much of the model had data. A high score with low confidence means “looks good, but we couldn't see much.”
