Privacy

The short version: reading HOAViz sets no cookies, needs no account, and is not tracked. We have no advertising, no third-party trackers, and nothing to sell about you.

We set no cookies

Browsing HOAViz does not set a cookie. There is no sign-in wall, no consent banner to dismiss, and no tracking script following you between pages or across other sites. If you never claim an association, we never store anything that identifies you.

Analytics is aggregate and cookieless

We use Vercel Analytics to count page views so we know which associations people look up. It is cookieless by design: it builds no profile of you, does not follow you to other sites, and we cannot use it to identify an individual visitor. We do not use Google Analytics, advertising pixels, session recording, or heatmaps.

Maps are loaded from OpenStreetMap

On pages with a map, your browser fetches map tiles directly from OpenStreetMap, so your IP address reaches their servers the same way it would if you visited any website. That request is what makes the map draw. We set no cookies through it and receive nothing about you from it.

What we publish about people, and what we hold back

HOAViz is about associations, which are corporate entities, not about consumers. The one place real people appear is the officers and directors an association itself files with the Florida Division of Corporations. Those filings are public record, and we publish only each person's name and title. We deliberately drop the addresses that appear in the state file, because publishing a director's home address serves no one researching an association's finances. If you are listed and something is wrong, use the link below and we will correct it.

If you email us

Mail to corrections@hoaviz.com reaches a monitored inbox hosted by Zoho. We use your message and address to respond, to verify a correction, and to keep a record that the correction was requested and handled. We do not add you to a mailing list and we do not use it for marketing.

If you claim an association

Claiming a page is the only part of HOAViz that involves an account. When that opens, we will store your name, your stated role, your email address, and an append-only record of the claim and what was changed. That history exists on purpose: it is how we can show who supplied a fact and when, which is what makes a correction trustworthy. Signing in sets a session cookie, which is strictly necessary to keep you logged in and does nothing else.

We do not sell your data

We do not sell, rent, or share personal information with data brokers or advertisers. There is no ad network here to sell it to.

Not a consumer report

HOAViz is not a consumer reporting agency and this information is not a consumer report under the Fair Credit Reporting Act. See the terms for what that means and how our sourcing works.
